Are accompanied viewings worth it?

A viewing is a great opportunity for any seller as it gives you the chance to sell your property face to face, but there's a lot more to it than just showing a potential buyer around your home.

You might be thinking about how you're going to conduct viewings, and how you're going to fit them into your schedule, but a lot of buyers opt for the easier option: letting a professional agent like Your Move take control and conduct accompanied viewings for you.

Do it yourself: The pros and cons

There are lots of different reasons why sellers opt to conduct viewings themselves.

If you're thinking of going DIY it's worth considering that it can be quite an undertaking if you aren't prepared.

Mind you, if you've got the time to do it yourself it can have some benefits.

Pros:

  • If you conduct your viewings yourself you won't have any fees to pay.
  • You'll know the ins and outs of your home better than anyone and will be able to answer questions a buyer may have.
  • You know your local area well and will be able to explain why it's a good area and recommend local amenities such as schools and supermarkets.
  • You'll get to meet each potential buyer.

Cons:

  • Viewings are a sales opportunity and it's unlikely that you have extensive experience selling properties like a professional agent does.
  • It can be a little awkward for buyers to deal with an owner one on one as they may be hesitant to speak honestly about concerns.
  • A viewing is a step towards an offer, and the price tag may come up in conversion. Dealing with price negotiations can be overwhelming if you're not experienced, especially as it's such a large financial decision for yourself and the buyer.
  • Scheduling viewings can be tricky if you have work or family commitments.

Accompanied viewings explained

Although doing it yourself has its benefits, letting a professional agent take control and conduct accompanied viewings on your behalf does too.

Pros:

  • You'll have a professional agent with lots of experience selling properties in your corner.
  • They'll be used to dealing with a wide range of buyers and will be able to tailor the viewing to the buyer's needs and interests.
  • Buyers can feel reassured by the presence of a professional third party and are more likely to be honest about any reservations or issues with an agent than they are with the owner of the property.
  • Viewings can take up a lot of time, so letting a professional agent take control will help free up your schedule.
  • A professional agent can be much more flexible with times and dates for viewings than you can be if you have work or family commitments.

Cons:

  • You will likely have to pay a fee.
  • You won't get to deal with buyers directly.

So which option is better?

Ultimately it's your decision whether you take the time to plan and conduct successful viewings on your own or if you go with a professional agent like Your Move who can utilise their experience and resources to get your property sold.
