Is summer a good time to sell your home?

Choosing when to sell your property can be tricky. We understand sellers ideally want to move at a time that suits them, but also want to time the market to maximise how much they can get for their next property.

While the property market is active all year round, the summer months stand out as a particularly advantageous and popular time to list your property for sale for a number of reasons.

If you plan on moving this year, you need to take action now

The process of selling your property won't happen overnight, so the sooner you start the better.

With the conveyancing process taking around 12 weeks, and combined with the time it could take for the buyer to secure a mortgage, if you want to move in time for winter you need to act now.

At the start of this year it took on average 78 days to secure a buyer. In contrast, the wait time was 28 days shorter by May as Rightmove revealed it took on average just 60 days to secure a buyer.

That means you could find a buyer quicker if you list your property for sale now.

You can get started with a free no-obligation property valuation from a local property expert. That way you can get an idea of how much your property could sell for.

Starting the selling process now will give you plenty of time to search for your next home.

You'll have enough time to plan for your big move, whether that involves securing a job transfer, researching local schools, or discovering local amenities. Plus, viewings are more fun during the summer weather.

Showcase seasonal highlights

Summer is the perfect time to showcase your outdoor spaces, so it's worth giving your garden a spruce up with a touch of gardening, tending to the lawn, and some light staging of garden furniture.

Viewings are naturally brighter thanks to the sunny weather, and it's a good opportunity to highlight features such as skylights and bay windows.

Photographs taken of your property for your listing will appear more appealing thanks to the natural light and better weather, creating a better first impression on buyers.

Exploring your local area will also be better for prospective buyers during summer, so you could recommend local services and outlets that would entice buyers into the area.

Stable property prices

We understand that some homeowners have been more cautious about selling in recent years.

There has been some uncertainty about what will happen to property prices next, and sellers naturally want to achieve the best price they can.

Some sellers might think their property could sell for more if they wait for the market to resume growth, but they are also risking securing less if prices were to decrease. A stable market is not only safer for sellers, but also entices typically cautious buyers.

Reassuringly, the average property price in June has barely changed since May (a difference of less than 0.0%), and is up 0.6% compared to this time last year, suggesting property prices have flattened out for the time being.

With average property prices stabilising for the time being, now would be a good time to get a free property valuation from a local selling expert.

Good timing for family buyers

Many potential buyers will be in the same position as you, wanting to move before the year ends, so there is a chance your house could be snatched up by a buyer looking to move before winter.

If your property is big enough, it could be ideal for a family looking to move while their kids are off school for the summer holidays.

It'd also allow them to enrol their children into their new school early into the academic year, or even better before the school term begins.

Moving during summer is more convenient as the weather is clearer, making the transport of your possessions easier. Some potential buyers may have been waiting until summer to move because of this convenience.
