Choosing when to sell your property can be tricky. We understand sellers ideally want to move at a time that suits them, but also want to time the market to maximise how much they can get for their next property.
While the property market is active all year round, the autumn months stand out as an advantageous and popular time to list your property for sale for a number of reasons.
If you plan on moving this year, you need to take action now
The process of selling your property won't happen overnight, so the sooner you start the better.
With the conveyancing process taking around 12 weeks, and combined with the time it could take for the buyer to secure a mortgage, if you want to move in time for winter you need to act now.
Earlier this year it took on average 78 days to secure a buyer. In contrast, the wait time was is now 18 days shorter by July as Rightmove revealed it took on average just 60 days to secure a buyer.
That means you could find a buyer quicker if you list your property for sale now.

Starting the selling process now will give you plenty of time to search for your next home.

Rising property prices and increased demand
We understand that some homeowners have been more cautious about selling in recent years.
There has been some uncertainty about what will happen to property prices next, and sellers naturally want to achieve the best price they can.
Halifax has reported that property prices are rising, increasing by 4.3% compared to this time last year. This is the strongest increase for almost two years, making now a great time to book a free valuation.
A strong market is advantageous for sellers and, while we would expect buyers to be more cautious due to the increased costs of purchasing a home, we're seeing that buyers are actually being enticed back into the market.
The number of buyers getting in touch with estate agents about properties for sale is up 19% from this time a year ago. The number of properties reaching sale agreed is up 16% and the number of new sellers coming to the market is 5% ahead of this time last year according to Rightmove's House Price Index (HPI).
With average property prices stabilising for the time being, now would be a good time to get a free property valuation from a local selling expert.
